It is imperative that anyone interested in participating in the Tax Deed Sale performs due diligence including a full title and lien search prior to bidding on any property. Prospective bidders should not solely rely on this website and/or its links for information about a property. Broward County DOES NOT guarantee the condition of any property.  All properties are sold "BUYER BEWARE - SOLD AS IS”.


Before you can bid in a sale, you must make a deposit. All deposits must be submitted online via an electronic debit (ACH deposit). Click the My Payments link after logging in and Submit Deposit. The deadline to submit your deposit is before 4:45 PM ET on the Thursday before the auction.


Pursuant to Sections 692.202-205 Florida Statutes, successful winners of an auctioned tax deed property will be required to provide a fully executed Restrict Foreign Principals Affidavit at the same time the final payment is made to settled the bid. Successful investors will be contacted with instructions.

General Auction Rules

  1. A Bidder that submits a Winning Bid is irrevocably obligated to purchase the property for which a Winning Bid was submitted. This Winning Bid will be binding and may not be rescinded or revoked. A bid is not a Winning Bid until the auction of that property closes.

  2. Prior to bidding, a Bidder must post deposit funds with the Tax Collector equal to the greater of 5% of what the Bidder intends to bid or $200 for each property. In the event a Bidder wins a property, an amount equal to the greater of 5% or $200 of the winning bid shall be applied from the Bidder's deposit to the sale price immediately after the auction closes.

  3. The balance of payment, plus fees due from the Winning Bidder must be received by the Tax Collector by 11:00am ET the business day following the sale. If the final payment is not received within the specified time, the deposit and property are forfeited along with the bidder's/entity's privilege to participate in any future tax deed sales (197.542(2) F.S.), for the minimum of one year from the forfeited sale date.

  4. If for any reason a Bidder is disconnected from the auction website during an auction after having submitted a Winning Bid, such Winning Bid shall be valid and binding upon that Bidder.

  5. Grant Street Group and the Broward County Tax Collector will not accept any bid that generates an error message until the error is corrected and that bid is resubmitted.

  6. By participating in the auction, each Bidder accepts, and agrees to abide by, all terms and conditions, and bidder qualifications specified on the auction website, related to the auction in which the Bidder participates.

  7. Only registered Bidders that abide by the bidder qualifications on the site may submit bids. Grant Street Group and the Broward County Tax Collector reserve the right to deny access to the auction website to any Bidder, whether registered or not, at any time and for any reason whatsoever, in their sole and absolute discretion.

  8. A Bidder is responsible for protecting their password and User ID. Neither Grant Street Group nor the Broward County Tax Collector are responsible for protecting the confidentiality of a Bidder's password.

  9. A Bidder who submits a bid by clicking the "Submit" button must confirm the bid by reviewing the confirmation dialogue box and then clicking the "Confirm" button to confirm. In general, once a Bidder has submitted and confirmed a bid, the bid will be binding and may not be rescinded or revoked.

  10. If any bidder becomes a leading bidder within one (1) minute prior to the scheduled close time, then the close time will be automatically extended for one (1) minute from the time such new leading bid was received by the auction website. The close time will continue to be extended, indefinitely, until the leading bidder remains the leading bidder for at least one (1) minute.

  11. THE TAX COLLECTOR, BROWARD COUNTY AND ITS AUTHORIZED AGENTS AND CONTRACTORS SHALL NOT IN ANY EVENT BE LIABLE FOR ANY DIRECT, INDIRECT, PUNITIVE, SPECIAL, INCIDENTAL, OR CONSEQUENTIAL DAMAGES, INCLUDING, WITHOUT LIMITATION, LOST REVENUES OR LOST PROFITS, ARISING OUT OF, OR IN ANY WAY CONNECTED WITH THE USE OF, OR INABILITY TO USE, THIS WEB PORTAL, ANY COMPUTER PROGRAMS, DATA, MATERIALS OR SERVICES OFFERED IN CONNECTION WITH THIS WEB PORTAL, WHETHER BASED ON CONTRACT, TORT, STRICT LIABILITY OR OTHERWISE, EVEN IF THE TAX COLLECTOR, BROWARD COUNTY AND / OR ITS AUTHORIZED AGENTS OR EMPLOYEES HAVE BEEN ADVISED OF THE POSSIBILITY OF DAMAGES. The Tax Collector, Broward County and its authorized agents and contractors shall not be liable for any loss or injury caused in whole, or in part, by their actions, omission, or contingencies beyond their control, including in procuring, compiling, or delivering the web portal, the internet access or website, the software or hardware associated with the web portal.
